'Now What?' — Ramit Sethi Says Rushing To Pay Off Your Mortgage Is One Of The Most Short-Sighted Money Moves You Can Make

Paying off a mortgage early often feels like the ultimate financial win. No more monthly payments, no lingering debt, and the satisfaction of owning a home outright. But personal finance expert Ramit Sethi argues that rushing to eliminate that mortgage can be one of the most short-sighted money moves a person can make.

Sethi's position challenges a deeply held belief among many homeowners who view debt freedom as the top priority. He points out that mortgage rates are often lower than the returns available through other investments, particularly over long time horizons. When homeowners pour extra cash into paying down a low-interest mortgage, they may be sacrificing the opportunity to grow that money in the stock market or other vehicles with stronger historical returns.

There is also the liquidity question. Money used to pay down a mortgage becomes tied up in home equity, which is not easily accessible in an emergency. Sethi stresses that keeping cash available provides flexibility that a smaller loan balance cannot match.

His advice does not apply to everyone. Borrowers with high-interest mortgages or those nearing retirement may still benefit from paying off debt faster. But for many homeowners with cheap loans, Sethi suggests the smarter path is to invest the difference and keep financial options open rather than racing to become mortgage-free.
